Plots NW09 & NW10, Wembley Masterplan
The Challenge
SYSTRA was commissioned by Quintain in November 2017 to provide access and inclusive design advice in relation to the development of plots NW09 & NW10 as part of the Wembley Park Masterplan. The proposed development included mixed land use development including approximately 400 residential units, amenity space, low cost employment space, a Health Centre and retail land uses at ground floor.
SYSTRA’s Role
SYSTRA prepared an Access Statement which explained how the principles of inclusive design, including the specific needs of older and disabled people, were integrated into the development proposals, whether relevant best practice standards were complied with, and how inclusion would be maintained and managed. The Access Statement process was key to ensuring that the built environment is safe, accessible and convenient and enables everyone to access jobs, opportunities and facilities.
The Access Statement included reviews of both internal and external scheme drawings in relation to policy guidance and inclusive design aspects such as circulation, public realm, gradients, Building Regulations Part M4(2) and M4(3) standards as well as Greater London Authority Guidance.
SYSTRA also engaged with local disability groups to present an overview of the scheme and general inclusive access principles, taking in feedback and communicating this to the project team.
The Reserved Matters planning application was subsequently approved by the London Borough of Brent in March 2019.
