Jealott’s Hill International Research Centre, Bracknell
The Challenge
SYSTRA was initially appointed by Syngenta in June 2018 to provide highways and transport consultancy services associated with the redevelopment of the Jealott’s Hill International Research Centre, near Bracknell. The initial proposals consisted of up to 1,800 new homes and complementary employment floorspace. However, SYSTRA’s analysis concluded that the development quantum could be increased to up to 4,000 dwellings and 135,000 sqm of employment floorspace.
The vision for Jealott’s Hill brings forward an exciting opportunity to create a new sustainable community and deliver high quality innovative employment space in the form of a new Science and Innovation Park between Bracknell and Maidenhead. It is considered that the vision at Jealott’s Hill offers a great opportunity to create a sustainable new community by co-locating employment, residential, educational and retail facilities on one site. The development of the Site offers the chance to significantly enhance the sustainable transport connections to Bracknell as well as between Bracknell and Maidenhead, which will help to facilitate a significant modal shift away from the private vehicle to more sustainable modes of transport.
SYSTRA’s Role
SYSTRA was then retained in late 2019 to provide a robust evidence base for input into the Local Plan representations. This involved stakeholder engagement with the Council, a review of the Site’s accessiblity and proposing an access strategy, commissioning traffic surveys, trip generation and junction modelling.
